Boilers – Insurance Position Update
We have written on a number of occasions regarding the fact that our insurers have now placed an exclusion on the policy that excludes any damage arising from boilers that have not been replaced or serviced in the last 12 months. Please see the exact of the exclusion below:
Many of you are now getting your boilers serviced. That is great. But please remember that you are all still at risk from anyone in your block who has not had their boilers serviced. Whilst you will be covered by insurance if your boiler leaks and it has been serviced within the last 12 months, you will not be covered if the apartment above you or anywhere else leaks and they have not had their boiler serviced in the last 12 months.
This why it is extremely important that everyone must have their boiler serviced. If you have not done so, please get your boiler serviced immediately. We recommend using EGC Electrical and Gas Care. RTM members can get a discounted servicing price of £60.
The RTM is looking at how we can try to resolve this situation now and for the future. We are engaged with servicing engineers to see if there is a practical solution that involves a physical alteration to the systems or a device that can be fitted to automatically shut off water should there be a leak in an apartment. Engineers have made some suggestions, but they have yet to come up with a permanent solution.
We have also engaged with another insurance broker. Outside of the Warwick system. We have not found the broker they use particularly efficient, so we are now making our own enquiries direct. It is another area where we are less than impressed by Warwick Estates. (See the RTM Annual Report which we sent to RTM members last week).
If all leaseholders service their boilers, none of this will be a problem. Unfortunately some leaseholders have yet to do this, despite repeated requests.
